Traditions on the Monon includes 135 high-end, classic-styled townhomes located on approximately 12 acres at the north end of traditional Old Town Carmel. The stately homes are arranged along intimate streets, a landscaped courtyard, and the Monon Trail. The neighborhood features direct pedestrian access to the Carmel Arts & Design District, the Monon Trail and Cool Creek Trail. The proximity to the historical core of Carmel provided an urban opportunity to integrate Traditions on the Monon with the existing streetscape in the neighborhood, while providing on-street parking, similar lighting, signage, and other streetscape elements in the area. Centex Homes is currently under construction on the site.

Governor Square Apartments is located in the heart of Carmel, Indiana, an affluent northern suburb of Indianapolis. Governor Square is elegantly designed and conveniently located close to retail services, schools, and community amenities. The property was originally constructed in the 1970s and was acquired by Buckingham Companies in the fall of 2004. Buckingham had the opportunity to enhance the performance of the property through physical improvements and market repositioning. Buckingham implemented a million-dollar renovation program as well as a market repositioning strategy over the 12-month period following the acquisition date. Improvements included exterior wood replacement and painting, as well as a new and upgraded clubhouse and amenities center offering a fitness center, tanning services, business center and office space for on-site staff. Creekside at St. Matthews, located in the city of St. Matthews, an affluent suburb of Louisville, Kentucky, was acquired by Buckingham Companies and ING Realty Partners in the spring of 2003. The property had long suffered from capital neglect and low occupancy. Over a three-year period, Buckingham Companies' construction and management team implemented a multi-million-dollar renovation program that included interior residence upgrades, roofing and mechanical equipment replacement, landscaping upgrades, and the addition of an enhanced clubhouse, business center, resident activity center, and new offices for staff. The result of this capital improvement program and management effort has been an increase in occupancy of almost 20 percentage points over the first three years since acquisition.
